Chamberlin Associates to Develop New Park Facility

'Hopyard Plaza' to Offer 44,250 Square Feet of Office Space

Chamberlin Associates, a Hacienda developer and tenant, have received approval to build a two story, 44,250 square foot office building at 5075 Hopyard Road.

The multi-tenant building, which is scheduled to break ground next spring, will become the second property that Chamberlin has developed in the park. Their first facility, the 94,000 square foot Arbor project at 5860-5880 West Las Positas Blvd., serves as a home for the developer as well as a number of other tenants.

The project also marks a milestone in that it is the first time that a Hacienda property has been redeveloped. The site is the former home of Pedro's Restaurant. Chamberlin purchased the site just over a year ago.

A Key Location

Scott Graeser, vice president of Chamberlin Associates, believes that the building's location will be an important attribute in attracting tenants.

"It's a prominent location, at the corner of Hopyard and Gibraltar," he says. "It will provide users visibility, since it is right on the main road at one of the entrances to the park."

The project's name, Hopyard Plaza, draws further attention to this location. The developers expect to complete the building by the end of next year.

Chamberlin Associates has not yet begun marketing the new project, but Graeser believes that the facility will be well received.

"Chamberlin Associates, having experience with Hacienda, believes in the location and the whole concept of the park."

A Handsome Facility

Graeser notes that the building's design is the result of nearly a year of work and several revisions, all of which have resulted in a building that's both functional and attractive.

"We think it's a handsome building," he explains. "It's a classic style of architecture - brick veneer with some accent brick banding and a substantial mansard roof."

The project's architect is the Charles Doerr Group, based in Redwood City.

A Hacienda Connection

Chamberlin's history with Hacienda is not the only connection the new project will have with the park. Hopyard Plaza's construction will be conducted by JM O'Neill, Inc., a general contractor whose offices are also located in Hacienda.

"They have done almost all of our buildings for close to 20 years," adds Graeser.

Chamberlin Associates has developed a number of multi-tenant business parks in Northern California, including Dowe Business Park in Union City, Polvorosa Business Park in San Leandro, Gateway Business Park in South San Francisco, and Sequoia Business Park in Rohnert Park.

Other Chamberlin Associates projects include nine different facilities totaling over 550,000 square feet constructed for Federal Express, including a 98,000 square foot facility in Pleasanton.

The firm has also built four distribution buildings for Southern Wine & Spirits, the largest a 335,000 square foot project in Union City.
